What happens after you turn in an application for Housing? Here are the steps the Housing Office uses to process applications.
1. A written application by a responsible member of the family will be obtained from each family seeking admission with all supporting documentation and identification attached.
2. Processing: Verified information will be analyzed and a determination made on eligibility is made with respect for the following:
a. Verification of applicant as a family – Background checks, Landlord check
b. Eligibility of applicant with respect to income limits for admission - Income verification with
employer
c. Size of unit required for the family
d. Preference and/or Priority of applicant family - Priority #1 - Pawnee Tribal Members, Priority #2 -
Pawnee Descendancy, Priority #3 - Other federally recognized tribes. Preference - Veterans, Elders
and disabled
e. Determination of eligibility with respect to standard of admission of Housing programs.
3. After all verification is cleared, the application is forwarded to the waiting list based on preference, priority, family size and income.
4. Applicants should update their application annually to remain on the waiting list.
5. Once a unit becomes available the next applicant on the waiting list will be contacted.
A deposit of $300 (security deposit) and first month’s rent is due before the household can move-in. Also, if there are any other deposits such as a pet deposit, that will need to be paid before move-in. (The Comfort Pet Policy deposit is $200.00.)
This Home Improvement Program is a temporary program for privately owned homes who are over income for other Housing Programs and assistance. Funding was awarded through the Indian Housing Block Grant (IHBG) and those funds are limited. This program was created to assist over income homeowners with home improvements related to issues of health, safety and welfare.

The Non-NAHASDA Home Improvement Loan Program is available to homeowners in the Pawnee community who are in need of assistance to make repairs to their homes and willing and able to make loan payments to have the work completed. The Housing Authority has implemented this program to assist homeowners with home improvements related to issues of health, safety, and welfare when funds are available.

The PNHA has instituted a Down Payment assistance program for enrolled Pawnee Nation members who meet the low-income guidelines (as determined by HUD program guidance) and live within the State of Oklahoma jurisdictional boundaries. Applicants will be served on a first come, first served basis and subject to availability of funding for this program.
Applicants must have identified the home to be purchased and be pre-qualified, successfully completed Home buyer Education Classes and receive their certificate, submit documentation from an insurance carrier with intent to insure the home to be purchased, be a first time homebuyer, and must be willing to submit to a background investigation to determine that they have no drug related felony convictions in accordance with 24 CFR Part 1000.
Applicants must sign a contractual agreement with the Housing Authority stating that in the event of a foreclosure on the home loan with the lending institution, they will make restitution to PNHA for the full amount of the grant, or be subject to legal proceedings in District Court for judgement to protect the investment of the PNHA. The Board of Commissioners of the Pawnee Nation Housing Authority (PNHA) recognizes the need to establish procedures regarding the rehabilitation or modernization on privately owned homes that belong to tribal members and other eligible participants who are unable to acquire assistance from other agencies. The PNHA may provide assistance, with approved budget amounts through the Indian Housing Plan (IHP), for the rehabilitation and modernization of privately owned homes that are owned by enrolled members of the Pawnee Nation and other eligible participants. Individuals and families who apply for assistance funded by the PNHA using Indian Housing Block Grant funds must meet eligibility standards established by NAHASDA along with other agencies or financial institutions that may be partners in these programs.
Homeowners who submit the application for request of assistance will not be allowed to use this program to fund luxury items. The PNHA will determine what is luxury as it is also defined in the policy under "Unallowable Uses".
Eligibility Requirements: 1. Enrolled member of the Pawnee Nation or other established criteria of tribal membership, 2. Show proof of ownership (deed), 3. Be a low-income family as defined by NAHASDA, the PNHA and Federal Regulations, and 4. Reside within the service area as defined in the PNHA Indian Housing Plan.

The Pawnee Nation Housing Authority has a rental facility for meetings, family events, business events, etc.

Half Day – 6 hours or less $50.00
Full Day – 6 hours and over $100.00
Cleaning Deposit $100.00
Lost Key Charge $10.00
All money orders will be made out to the Pawnee Nation Housing Authority. Please have two (2) separate money orders for the rental fee and the cleaning deposit. The cleaning deposit may be returned after inspection of the building and return of keys.
